The project will be 5 parcels that total 36.5 acres. Parcels A, B, and C will be approximately 5.5 acres each. These parcels are on the Western side and are elevated with some juniper tree cover and very nice views of the valley and the Aubrey Cliffs. Parcels D and E will be approximately 10 acres each. These are ranch parcels of grass lands with great views, perfect for a horse set-up, etc. Remember, you are bidding on the entire 36.5 acre project. The entire Southern boundary touches 640 acres of State Trust Land.
Comparables:
Bridge Canyon Estates is a 1 and 2 acre development adjacent to this project. There are several cottages and homes in this area. Current listings for these parcels range between $5,000 and $15,000 for 1 to 2 acres. There is Electric power being extended throughout Unit 21, a little over a mile from our auction parcels. The power has been extended on average about a half mile per year, during the last few years.
Directions to land:
Take I-40 exit 121 Seligman to the stop sign in town (this is Route 66). Turn right heading West about 2 miles. Turn Left at Fort Rock Rd. Drive 2 miles and turn Right at Bridge Canyon Parkway (just before pavement ends). You will drive through Bridge Canyon Estates unit 3, 4, and enter 5. At the top of the hill there is a stop sign. Turn Right and continue on Bridge Canyon Parkway. Drive through Units 5, 21, and enter 20. After about a half mile in Unit 20 turn Right at Calle Arandas. Proceed another half mile and turn Right at Arandas Ln. The property will be exactly one-half mile in front of you on the Left.
